This page exists so a web team can check us in a minute. If anything below is unclear or wrong, tell us and we will fix it.
The address lookup is free and always has been. There is no sign-up, no account, no paywall, no email capture and nothing to upload. A resident or business owner can search an address and read the full result without giving us anything.
Property data comes from one source: the 2026 rating list published by the Valuation Office, including its published detailed valuations. We hold 109,537 retail, hospitality and leisure premises across all 33 London boroughs, arranged into 8,908 streets.
Rates rules and thresholds for England come from GOV.UK: small business rate relief bands, the retail, hospitality and leisure multiplier, and the 1p transitional supplement. Each figure is cited with a link where it appears.
Where a council publishes its own non-domestic rates account data as open data, we use it to show the actual charge for that property. We do not hold, receive or request any billing data that a council has not itself published.
2026-08-23. Every page carries this date. We refresh when the Valuation Office publishes a change to the rating list. The date shows which version the figures were computed from, not the day you happened to load the page.
We are not affiliated with, endorsed by, or acting on behalf of any council, the Valuation Office, or any part of government. We do not use council or government branding. Nothing on this site should be read as an official assessment. The authoritative record for any property is the Valuation Office’s own entry. The authoritative figure for any bill is the bill the council issues.
We do not pay for links, do not accept payment for placement, and run no affiliate or referral scheme. We are not asking a council to recommend us, only to point residents at a free lookup where it is useful to them. If a link to us ever became inappropriate, tell us and we will not contest its removal.
Two different things can be wrong, and they are fixed in different places.
If the underlying valuation is wrong, only the Valuation Office can change it. That covers the floor area, the property description and the rateable value itself. We tell the owner so and point them to the Valuation Office service. We do not sit between them and it.
If we have presented something wrongly, that is ours to fix: a mislabelled premises, a figure that does not follow from the source, or a threshold we have not updated. Send us the address and what looks wrong. We correct errors at the next data refresh, or immediately if the error is material. A council officer does not need to explain who they are or why they are asking.
No account, no login, no sign-up. We set no cookies. Traffic measurement is cookieless and aggregate, so nothing identifies an individual visitor and no consent banner is required.
Searching an address does not send anything to us. The lookup runs against data already loaded in the browser. We only learn who you are if you choose to message us.
