WHAT AN INITIAL ASSESSMENT SHOWS

Each premises page gives the rateable value from the 2026 rating list, the floor area, and the rate per square metre behind it. It shows how that rate compares with the rest of your street for the same kind of use. It also shows how the valuation moved at the last revaluation. On top of those figures sits a flag.

In the SBRR band The rateable value falls inside the Small Business Rate Relief band. That doesn’t mean the relief is missing from your bill. Most of the time it is already there, and only the bill shows it.
Above the street median The rate per square metre sits above comparable premises on the same street. Higher isn’t necessarily wrong. It is a reason to look at the evidence behind the valuation.
Nothing flagged Nothing in the public record stands out. Your bill may still hold something the record cannot show.
Needs your bill The public record can’t take it further. Send a photo of the bill and we’ll look the same day.
Why a premises page gives a conditional figure

The public record shows what your property is. Only your bill shows what you are charged for it. The bill carries the multiplier applied, the reliefs already on there, whether the premises is empty, and whether a cap is holding the total down. We checked our own figures against real bills. Most premises that look like they are owed something already have the relief. So each figure on a premises page is written as a condition: what an item is worth if it is not already on your bill. Your bill turns that into a number you can bank.

One flat fee: 10% of the savings we secure, confirmed in writing by the council. Nothing saved, nothing to pay.

Official data only The 2026 rating list, including its published detailed valuations. Every figure traces back to that source. Where a figure is an estimate, the page says so.
Straight answers On four premises in ten the page says “nothing flagged from public data. Needs the bill”. It shows that in the same place it would show a flag.
Track record £10,500/yr Employment Allowance recovered · £3,800 SBRR backdated refund · £2,000/yr multiplier corrected. All confirmed in writing.
