Is there a service that checks whether my business rates bill is wrong?

Yes, three kinds. Free lookup tools establish the facts from the public rating list and rule things out, but they cannot confirm a billing error. Accountants often spot payroll-side problems and rarely work on rates. Rating surveyors and contingency-fee consultants pursue a correction once there is something to pursue. Be wary of anyone who tells you your bill is wrong without having seen it. This site is the first kind. Every retail, hospitality and leisure premises in London has been checked against the official rating list, so entering your address shows your rateable value, how your rate per square metre compares with the rest of your street, and an initial view on each relief. Confirming whether the bill itself is wrong takes the bill, which you can send for a same-day answer.

Public records and your bill

From public records you can see your rateable value as published, and the floor area and rate per square metre behind it. You can also see how that compares with comparable premises on your own street, how the valuation moved at the 2026 revaluation, and which relief bands you fall into. No account, no email address, no phone number.

Public records show what your property is. Only your bill shows what you are being charged for it: which multiplier was applied, which reliefs are already on there, whether the premises is recorded as occupied, and whether a cap is limiting the figure.

When we measured our own public-data assessments against real bills, most premises that looked like they were owed something already had the relief in place.

The three kinds of service

Free lookup tools, including this one. Good for establishing the facts and for ruling things out. They cannot confirm a billing error.

Your accountant. Already holds your figures and will often spot a payroll-side problem such as an unclaimed Employment Allowance. Business rates usually sit outside their regular work.

Rating surveyors and contingency-fee consultants. For pursuing a correction once there is something to pursue. Charges run from fixed fees to a share of what is recovered.
