How much are business rates on a shop in London?

Checked against the rating list and the rules in force as at 2026-08-23.

In short

It depends on the rateable value, which is public. The typical London shop on the 2026 list has a rateable value of £18,500 and the typical café or restaurant £43,750. Multiply by the 2026/27 multiplier for the band and you have the charge before relief: about £7,252 a year for that shop, £17,150 for that café. Reliefs come off that, and for the 23% of London premises at £12,000 or below, small business rate relief can take the bill to nil.

The sum

Rateable value times multiplier equals the charge before relief. For a shop, café or restaurant the multiplier is 0.392 up to £51,000 and 0.440 from there to £500,000. Above £500,000 it is 0.518.

The rateable value is the Valuation Office’s estimate of the annual rent at 1 April 2024. It is not what you pay in rent, and it is not the bill.

Estimating a unit before you sign a lease

Look the address up. Every retail, hospitality and leisure premises in London is on this site with its 2026 rateable value and its place on the street, free and without signing up.

The value is attached to the premises, so the figure you look up is the figure you will be billed on unless the property is altered or the use changes. The reliefs are not attached to it. Small business rate relief goes with the occupier, and the previous tenant’s relief ends with their account.

Two units with the same rateable value can carry different bills. One occupier has a second property and loses small business rate relief. One premises was coded as a shop when it became a café and is on the wrong multiplier. Ask to see the current bill before you sign.
